Michael offers Energy Performance Certificates (EPC) for Domestic Dwellings.
An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. They are needed whenever a property is built, sold or rented. It contains information about a property’s energy use and typical energy costs as well as recommendations about how to reduce energy use and save money.
Since new Minimum Energy Efficiency Standards were introduced in April 2020 all rented properties require an EPC with a rating of E or higher, regardless of whether the tenancy is pre-existing or new.
Michael offers EPC’s from £45. If the rating is sufficiently high the certificate will be lodged on the EPC register. Should the EPC fall below the required standards, recommendations will be offered to the property owner who can then implement changes. A second inspection of the property will then be undertaken for a small additional fee and the acceptable certificate then lodged on the EPC register.
Should the initial report reveal the rating is on the cusp of a higher band recommendations will be offered to the landlord before a certificate is lodged on the EPC register. This may be of particular use to property owners as it is anticipated in several years the Minimum Energy Efficiency Standard will be increased to band D.
Typical improvements could be as simple as fitting low energy lighting to fixed outlets or fitting loft insulation to more costly measures such as fitting a modern boiler or improved glazing.
